Should I remodel or rebuild?

The honest answer depends on the bones. A house with a sound foundation, a serviceable roof and a workable layout is almost always cheaper to remodel. When you are moving most walls, replacing all mechanical systems, and the foundation or structure needs work, the cost gap narrows and rebuilding can deliver more for the money. We walk the house and tell you which side of that line you are on before you commit.

What older North Idaho homes commonly need

Much of the housing stock around Coeur d'Alene, Post Falls and Sandpoint predates current energy and structural code. Recurring items we find:

• Under-insulated walls and attics, and knob-and-tube or aluminium branch wiring in the oldest homes
• Failed shower pans and unvented bath fans causing hidden moisture damage
• Undersized or poorly ducted heating in additions built over time
• Decks and roofs not detailed for local snow loads
• Asbestos-containing sheet flooring or textured ceilings in mid-century homes, which require proper testing and handling before demolition

Living through a remodel

For occupied remodels we phase the work, dust-wall the active zone and give you a weekly look-ahead so you know which rooms and services are down and when. Where a kitchen is out for an extended period we plan a temporary setup with you before demolition starts.
