How commercial differs from residential here
Commercial work is governed by the International Building Code rather than the residential code, which changes almost everything downstream: fire separation and occupancy classification, accessibility under the ADA, commercial energy code, sprinkler and alarm requirements, engineered structural design, and a longer plan-review cycle. Site work is also heavier — parking counts, ADA-compliant paths of travel, stormwater management, and landscaping requirements set by the jurisdiction.
What owners should plan for
- Plan review takes longer. Commercial review cycles run well beyond residential in most local jurisdictions. Start early.
- Occupancy classification drives cost. The intended use determines fire ratings, exiting and sprinkler requirements before any finish decision matters.
- Utilities and impact fees. Water, sewer, power capacity and jurisdiction fees can be a material line item.
- Phasing. Where an owner is operating during construction, we phase and sequence the work around business hours.

Do you take on commercial work as well as residential?

How is commercial construction different from building a house?

Commercial work falls under the International Building Code rather than the residential code. That brings occupancy classification, fire separation, ADA accessibility, commercial energy code, engineered structural design and often sprinklers and alarms, plus a longer plan review.
How long does commercial plan review take?

Longer than residential in every jurisdiction we work in, and it varies by city and county. Because review time is often the critical path, we start the permitting conversation before design is finalised.
Can you build while my business keeps operating?

Yes. For occupied tenant improvements we phase the work, separate the construction zone, and schedule disruptive activity around your operating hours.
Do you handle tenant improvements for leased spaces?

Yes. We regularly build out leased spaces and can work to a landlord's improvement allowance, coordinating with both the tenant and the building owner.
Are you licensed for commercial work in both Idaho and Washington?

We are registered with the Idaho Division of Occupational and Professional Licensing under DOPL #3361976 and carry current insurance. We can provide licensing and insurance documentation for either state on request.
